The TLDR: We do everything for you, you don’t go shopping for materials or items, you don’t coordinate with the contractor or engineers/consultants, and you don’t manage the project. What Projects Do We Take On?

Our clients and our relationship with them are the most important factor in which projects we accept. If we don’t make a good fit, we can’t produce the top-notch results we’re promising, and that isn’t fair to you. The size and location of projects are things we’re not as fussy on. That said here are some things to note on what type of projects we’ll take on:


How Do We Charge?

We have a fixed fee based on a fixed scope of work when working on projects with our clients. That means in exchange for knowing exactly how much you’ll be paying us to do the work, we’ll also be gob-smackingly detailed on exactly what we’re doing for you and how. Our fees are tailored to each and every one one of our projects (scope of work, design style, client meeting preferences, etc can all make the fee vary dramatically between the “same” projects), but a good rule of thumb is that we’re 15-20% of your budget. As projects get smaller, our percentage can increase over that amount, and as projects get larger, the fee can sometimes be less. It varies.

We also act as consultants and do smaller work with an hourly fee, but that’s not very common.


What’s Our Process? And What Do We Mean by “Everything”?

We do: detailed research, space planning, in-house permits, engineering coordination, project management and project coordination, budget management, interior design, interior decorating, zoning and building code reviews, ordering and delivery coordination, and everything in between. So when we say “everything” we mean it. We also tend to assist in other areas, bringing in appropriate consultants when needed (such as organization services if we need to declutter, or staging services if we’re working with one of our investor clients to sell a property we’ve designed), we’re really into our customer service which is also why we’re picky on who we work with.   1. Our Discovery Call (Free of Charge)- 1 hr max
    • No design is discussed
    • Assess the fit both ways
    • Discuss budget, scope of work, and the kind of assistance you’re looking for
    • Go through our process
  2. Homework Prior to the Next Step
    • Design inspiration exercise (so we can get a better idea of what you love)
    • Design questionnaire (to get some nitty gritty details laid out to prep for the next step)
  3. Consultation (2 hrs)- $650 +HST
    • Verbal Advice
    • Design, Zoning, Building Code, Decor, Construction, Permits
    • Our time to test drive each other and see if we’d like to work together
    • No obligation to continue
    • This is where we collect our detailed information for our Fixed Fee Proposal
  4. Contract Proposal
    • We prepare a fixed fee proposal for you to look over and note any questions
    • We have hourly fees for 2 portions of the project- Project management and Ordering and Delivery coordination (as these areas can be difficult to predict and we’d rather do the job right than over or under charge you), the rest is covered under our fixed fee
    • We are incredibly transparent and detailed in our communications- so our contract is long and detailed
    • We always schedule a zoom meeting approximately a week later to review the contract together and answer any questions
    • We ask for a 20% retainer (less in larger projects like custom homes or full home renos) and a signed contract before beginning any work
  5. Design Work (here’s a very brief overview)
    • Research (site measure, client interview, site documentation)
    • Planning (floor plans, design concept)
    • Design Details (detailed sourcing, design, and construction drawings)
    • Budget Presentation (yep, no contractor quotes done before this point! Ask us why)
    • Permits
    • Ordering (and Delivery Coordination)
    • Construction (and Project Management)
